Hey Neighbor! Here’s an Update on 2215 Solmar Dr.
As you might know, we’re in the process of selling 2215 Solmar Dr. and I wanted to keep you all updated on how things are going. It’s been quite a journey so far, and I thought it might be interesting (and maybe even helpful) to share what we’ve been up to, especially for anyone thinking about selling their home in the future!
Prepping the House – Repairs and Touch-Ups
First things first – we’re making sure the house is in great shape before it officially hits the market. After walking through with the homeowners, we identified a few key repairs that will make the place more appealing to potential buyers:
Curb Appeal Touch-Ups:
We’re sprucing up the front yard a bit – fresh mulch, trimming the bushes, and repainting the front door. First impressions matter, and we want the place to look inviting from the moment people pull up.
Painting and Flooring:
Inside, we’re doing some paint touch-ups with neutral colors to brighten things up. We also decided to refinish the hardwood floors, so they look new and fresh.
Minor Fixes:
Little things like fixing leaky faucets, updating some light fixtures, and tightening up a few cabinet handles – all easy stuff but important for making the home feel well-maintained.
Listing It as “Coming Soon"
Here’s a fun part of the process: we’ve listed the home as “Coming Soon.” Basically, this means that the house is getting marketed online, but buyers can’t come see it in person just yet. It’s a great way to generate buzz while we finish up the final touches inside.
What’s cool about this is that it gives us time to make sure the house is in perfect condition before we start showings, but people are already checking it out online. We are working on getting professional photos taken soon (probably next week), and once those are ready, they’ll really help show off the house in its best light.
Building Interest Before Showings
While we’re doing these last few repairs, we’re already getting some interest! The “Coming Soon” status has people excited, and it’s kind of fun to see how many are watching the listing and waiting for it to go live. We're putting together a marketing plan, which includes promoting the house on real estate websites and social media to attract even more potential buyers.
It’s nice to know that when we’re finally ready to show the home, there will already be some serious interest built up. Hopefully, this will lead to a quick sale once we go live!
Final Steps Before Going Live
In about a two or three more weeks, we’ll be wrapping up the last few things and officially opening the home for showings. We’ve got a few more small projects to finish, but nothing major. The plan is to do one final deep clean and maybe stage the home a little to make it look as inviting as possible. This helps buyers imagine themselves living in the space, which is key.
Next Steps
Once the repairs are done and the house is officially listed, we’ll have a bunch of showings lined up, and fingers crossed, we’ll get some offers quickly! BUT, before we do, we'll be sending you VIP Invites to preview the property in our Neighbors Only Open House, so keep an eye out!
